What is a Tree Report — and when do you need one?

A tree report (also called an arborist report or tree risk assessment) is a formal written document that evaluates the health, structure and risk profile of trees on a property. On the Sunshine Coast, tree reports are required or strongly recommended in a wide range of situations — from council development applications to workplace health and safety compliance.

Why it matters

The difference between an arborist report and an independent tree report

Most tree reports on the Sunshine Coast are written by arborists who also sell removal and pruning. That creates a direct conflict of interest — the person assessing whether your tree is dangerous is the same person who gets paid to remove it.

Yes. Sunshine Coast Council requires an independent arborist or tree risk report as part of development applications that involve works near significant trees, removal of regulated vegetation, or construction within a tree protection zone. Our QTRA reports are AS 4970-2025 compliant and include all the documentation required by Council's planning scheme.

How is a QTRA tree report different from a standard arborist report?

A QTRA report produces a specific probability score — for example, "1 in 200 annual probability of causing harm to a person in the target zone" — rather than a subjective rating like "low risk." This number maps directly onto any risk matrix and is significantly more defensible in legal, insurance and WorkSafe contexts. It is also prepared by an independent assessor with no financial interest in recommending tree removal.

Yes. QTRA tree reports are formal, dated, signed documents suitable for insurance claims, disputes and investigations.
